Situations we help with
Every house has a story. These are the ones we hear most often.
Inherited a house
A parent's house, a share split between siblings, or an estate still working through probate. The heirs don't have to fix it up or empty it first.
Divorce
When a couple has to sell and split what's left, one clear number and a date both sides agree on can take one hard decision off the table.
Foreclosure notice
Some owners decide to sell before a sale date is set. We'll say plainly whether a sale to us can work in the time that's left, and when it can't.
Vacant house
An empty house still costs money every month: taxes, insurance, utilities, upkeep, and the worry about break-ins and frozen pipes.
Needs major repairs
Roof, foundation, plumbing, old wiring, fire or water damage. We price the repairs in, so the seller doesn't have to make them.
Tenant problems
Late rent, damage, or a lease with months to go. Landlords who are done being landlords can sell without waiting for the house to empty out.
Listing that didn't sell
Months on the market, price cuts, a buyer's loan that fell through. Once the listing ends, we can take a look and give a straight number.
How it works
Three steps. Nothing to fix, clean or stage.

Tell us about the house
Fill out the short form or send us a message. The address and a few details are enough to start.

A quick call and a straight cash number
We ask a few questions about the house and the situation, then give one number and explain how we got it.

The seller picks the closing date
If the number works, we put it in writing and close through a title company or closing attorney on the date the seller chooses.
Listing with an agent vs. selling to us
Listing usually brings a higher price. Here's the honest trade-off.
| Topic | Listing with an agent | Selling to Bell Home Buyers |
|---|---|---|
| Repairs | Usually expected before listing, or buyers ask for credits after the inspection. | None. We buy the house as-is. |
| Cleaning and showings | Clean, stage, and leave the house for showings and open houses. | No showings or open houses. Take what matters and leave the rest. |
| Commissions and fees | Agent commissions, usually a percentage of the sale price, plus seller closing costs. | No agent commission. Closing costs are spelled out in the written offer before anything is signed. |
| Timeline | Weeks or months on the market, then more weeks to close. A buyer's loan can fall through. | A closing date the seller picks, once title is clear. Cash, so there's no buyer loan to wait on. |
| Price | Usually the highest price, if the house is in good shape and the right buyer comes along. | Below retail. We pay less because we take on the repairs, the holding costs and the risk of reselling. |
Why our price is lower
After we buy a house, we pay for the repairs, the taxes, insurance and utilities while the work gets done, and the costs of selling it again. We also need a profit for the risk. That's why our number is below what the house would sell for fixed up on the open market.
If the house is in good shape and there's time to list it, a good agent will probably get more, and we'll say so. Selling to us makes sense when speed, certainty and skipping the repairs matter more than the last dollar.

Questions people ask
Where do you buy houses?
Anywhere in the United States: cities, suburbs and small towns. Send the address and we'll say plainly whether it's a fit.
Are there any fees or commissions?
We're not real estate agents, so there's no commission on a sale to us. Any closing costs, and who pays them, are written into the offer before anything is signed.
How is the price set?
We start with what the house would likely sell for after repairs, based on recent sales nearby. Then we subtract the cost of the repairs, the costs of holding and reselling the house, and a margin for our risk. We'll walk through those numbers on the call, so the offer isn't a mystery.
How fast can a sale close?
It depends mostly on the title work, which a title company or closing attorney handles, depending on the state. Once title is clear, the closing date is the seller's choice, sooner or later.
What if there are tenants in the house?
That's common. In many cases we can buy with tenants still living there. We'll talk through the lease and the situation on the call.
What about liens or back taxes?
Liens, back taxes and any remaining mortgage are normally paid out of the sale at closing by the title company or closing attorney. If more is owed than the house is worth, we'll say so plainly.
What if the owner is behind on payments?
It doesn't stop a sale. The loan and any missed payments are paid off at closing. If a foreclosure sale date has been set, timing matters, so reach out early. We'll be honest about whether there's time.
A HUD-approved housing counselor can also explain other options, free or at low cost: hud.gov/findacounselor.
Does the house need to be cleaned out?
No. Take what matters and leave the rest. Furniture, boxes and old paint cans can stay.
Is there any obligation?
None. Asking for an offer costs nothing and commits the seller to nothing. Nothing is binding until both sides sign a written purchase agreement.
We buy houses nationwide
Big city, suburb or small town, in any state. Old two-story houses, ranches, bungalows, duplexes, condos. Send the address and we'll tell you plainly whether it's a fit.
